GRANT STREET ASSOCIATES ANNOUNCES THREE RECENT SALE TRANSACTIONS

Pittsburgh, PA – Grant Street Associates, an independently owned and operated member of the Cushman & Wakefield Alliance, is pleased to announce the completion of the following sale transactions:

• Boggs Building, 110 Federal Street, Pittsburgh
Constructed in 1911 and 1912 and renovated in 1984, the Boggs Building is a 33,962-square-foot, three and a half story, class B office building located at the Northeast corner of Federal and General Robinson Streets across from PNC Park. Tenants include: Lescare Kitchens; Lewis, McBeth & D’Ambrosio; Broker’s Source; and Quintessence.

The owner, 110 Federal Street Associates, represented by Gary Roberson and Jim Geiger of Grant Street Associates, sold the building to Richard M. Stern in May 2006 for $1.675 million. Stern was represented by Sanford L. Pollock of Sanford L. Pollock Real Estate.

• One Triangle Lane, Murrysville, Pa.
Constructed in 1983 and 1991, One Triangle Lane is a 46,746-square-foot, class A, two-building complex located on 4.3 acres in Murrysville, Westmoreland County, Pa. Current tenants of the complex are Infinity Concepts and Pace Analytical Services. The Sampson Morris Group, Inc. purchased the property from Avalon Holdings Corporation of Warren, Ohio, in May 2006 for $2 million. Jim Geiger of Grant Street Associates represented the seller.

• 3501 Neville Road, Neville Island, Pa.
Totaling approximately 17.72 acres, 3501 Neville Road is located along the Ohio River in Neville Island Township, Allegheny County, Pa. The owner, CB&I Constructors, Inc., represented by J.R. Yocco of Grant Street Associates, sold the property to Frank Bryan Inc. in May 2006 for $1.2 million. Colliers Penn represented the buyer.
